Information in English

The following information describes the various steps in our process for renting apartments and parking spaces, from the time you join the queuing system until you sign your contract. A complete set of rules can be found in our Rental Policy. Please note that all other information as well as the contract signing process is in Swedish only. For help, please visit BoButiken.

 

1. Join the queuing system for an apartment/parking space

Joining the queuing system is free of charge, and you can register online via My Pages (Mina Sidor, in Swedish). You can also contact BoButiken via email (form in Swedish) or by calling 044-780 32 00 (switchboard) to request a registration form by post. If you need help with your registration you are more than welcome to visit BoButiken at Norra Kaserngatan 4 in Kristianstad.

Once you have registered for the queuing system you will receive one point for each day you are in the queue. You can see your total points at any given time by logging in and selecting My Pages.

If you are an existing tenant of ABK you should enter your apartment’s item number (“objektsnummer”) when you register. This item number can be found in your rental contract or on your monthly invoice.

Registration for the queuing system is personal for you alone, and you cannot add other applicants or transfer the points you have earned to someone else.

2. Monitor available items

It is up to you to check the selection of available items (apartments or parking spaces). Available items are advertised for at least eight days under the Renting tab (In Swedish) on this website. You can also view the current selection of available items via our Search Apartment app (In Swedish) or by visiting or calling BoButiken.

You can administer your search via My Pages, for example by creating your own search profile to ensure that the available items that best meet your wishes are shown separately, and you can also subscribe to receive this information via email.

3. Update your registration

You must update your registration at least once every calendar year, otherwise you will be removed from the queuing system and your points will be deleted. Regardless of when you update your registration during the year, you need to complete a new update no later than the 31st of December the following year.

You can update your registration by:

1. Logging in and selecting My Pages (Mina Sidor, in Swedish) on our website. If you need assistance you are more than welcome to call BoButiken on 044-780 32 00 (switchboard).

2. Using the Search Apartment app (only in Swedish) via your smartphone or tablet.

Please be aware that you can only update your registration in one of the ways described above. It is not sufficient to simply visit our website or call BoButiken. It is your responsibility to ensure that you update your registration in the correct manner.

Provided you continue to update your registration on time and in the correct manner, you can remain in the queue and earn points for as long as you like, without any requirements to search or apply for available items. The number of points you have earned will be decisive when you do finally decide to apply for an apartment or parking space.

4. Apply for an apartment and/or parking space

When you have found an item in which you are interested, you can submit your application for that item via our website. If you are registered but do not have internet access, you can submit your application by visiting or calling BoButiken. Always state your PIN code when you contact us. That way we can be sure that you are who you say you are. You cannot apply for more than five apartments and five parking spaces at any one time.

5. Go to a viewing

When renting an item from us, it is not a case of "first come, first served". Instead, if you are among the applicants with the highest number of points after the application deadline for the item in question, you will be invited to a viewing. By attending a viewing you have the opportunity to view the item for yourself, after which you can either confirm or withdraw your interest in the item. If more than one of the invited applicants wishes to accept the item in question then it will be awarded to the applicant with the highest number of points.

If you accept the item on offer, it is important that we come into contact with you as soon as possible after the acceptance deadline. We will always try to contact you via the contact details you have registered with us, but if we cannot reach you then we will be forced to move on to the next applicant in line. It is therefore extremely important to ensure that your contact details are kept up to date via the My Pages section of our website.

6. Sign your rental contract

Before the contract can be signed, we always check that you fulfil our tenancy requirements, for example that you do not have a bad credit rating or other types of negative references related to your potential tenancy. ABK always performs a credit check on potential new tenants.

Once you have signed your contract you will be removed from the queuing system, and your existing points will be deleted. Having signed a new rental contract of your own, you can only re-register for the queuing system from the first day of the new contract period, and you will not be able to apply for a new apartment until six months (185 days to be exact) thereafter, provided of course that you fulfil our basic tenancy requirements.

BoDirekt apartments

Some of our available apartments are published as “BoDirekt”, which means that they are available for immediate possession. Points earned via the queuing system do not apply to BoDirekt apartments. Instead, you simply apply for a BoDirekt apartment during the application period stated, after which ABK’s market system randomly selects a ranking order among the applicants who have indicated their interest in the item in question.

If you apply for a BoDirekt apartment then you must be prepared to sign the contract immediately. If you already have an existing contract with ABK then you may have to pay double rents for a period of time. When you sign a contract for a BoDirekt apartment you will be removed from the queuing system and your existing points will be deleted.

P-Direkt parking spaces

Some of our available parking spaces are published as “P-Direkt”, which means that they are available for immediate possession. Points earned via the queuing system do not apply to P-Direkt parking spaces; instead, we use the principle of "first come, first served" when letting these items.

If you apply for a P-Direkt parking space then you must be prepared to sign the contract immediately. If you already have an existing contract with ABK then you may have to pay double rents for a period of time.

When you sign a contract for a P-Direkt parking space you will be removed from the queuing system and your existing points will be deleted.
